The Housing Market

Due to the luxurious and gorgeous nature of Miramar Beach, it doesn’t come cheap — at least by Florida Panhandle’s standards. The average home costs about $700,000 as of July 2022. While this is still well under the cost of a home in a place from Seattle or San Francisco, it is pricey for the area.

There is good reason for it to be too; the area is geographically pretty small and out on a small peninsula. There’s not really any more room to build once it’s been filled up. Because of that, prices tend to stay pretty high. Another reason why prices are high is because of tourism. If someone can rent out their home as an Airbnb for a lot of money, they’re going to have to charge more for a regular rental for it to make sense.

Right now, prices have gone up about 14.5% year over year for the past 4 years. Although, they cost about twice what they did five years ago.
