Back in the era of World War 2, landowners began feeling afraid that their views of Laguna Beach would be blocked by high-rise developments as they saw happen to many other beaches. So, they decided to try whatever they could to keep this from happening. They went to the State of Florida and asked for an injunction and it was granted by the Supreme Court of Florida.
This made it just about impossible for big developments to happen on Laguna Beach, and because of this, there are still none to this day. The injunction is still standing and no one is allowed to build big commercial developments on the beach.
Because of this, Laguna Beach is a popular destination for people that want to avoid the big crowds of other popular areas and sit out on the beach the way it was meant to be. The area of Laguna Beach is pretty small, with fewer than 5,000 residents. Most businesses in the area either serve the locals or the small tourist population that comes through here each year. It is in between the Choctawhatchee Bay resort area and the Panama City area, a nice and quiet spot for those that want some peace and quiet.
Laguna Beach has some fun stuff to do. It is a good spot for fishing, kite surfing, visiting parks, and surfing. It is a good place to picnic or a get away from the crowds and tourists that you might be overwhelmed by in the other cities from time to time.
However, if you do want to go out to a popular spot to have fun, it is a short drive to the Choctawhatchee Bay area complete with waterparks, parasailing, and all of the classic fun things that drive tourist revenue.
While a small market, like much of the Florida Panhandle, the real estate prices for the area have seen an annual 20% growth year over year for the past 3 years. It is a small market, however, as only 4 homes sold in July of 2022.
Nevertheless, the prices have definitely been headed strongly upward like most of the area around it.
